The appellant appealed the 2020 and 2021 property assessments for a seasonal waterfront property on Leonard Lake.
MPAC recommended reducing the 2020 assessment from $1,091,000 to $1,082,000, which was the returned value for 2021.
The appellant argued the value should be between $500,000 and $860,000.
The Board admitted opinion evidence from MPAC's non-expert witness and applied the bracketing technique to evaluate comparable sales.
Finding that the subject property was superior to several comparables, the Board concluded its current value was not less than $1,218,000.
However, since no party requested a higher assessment, the Board accepted MPAC's recommended value of $1,082,000 and found no equitable reduction was warranted.
