Property assessment reduced to $100,000 for vacant lot and $300,000 for newly built home using cost approach.
The appellants appealed the current value assessment of their property for the 2019, 2020, and 2021 taxation years.
The property was a vacant lot in 2019 and a newly built single-family dwelling in 2020 and 2021.
The Assessment Review Board determined the vacant lot value to be $100,000 based on a prior sale.
For the as-built property, the Board rejected the direct comparison approach due to the lack of reliable comparables and instead applied the cost approach, adding the $200,000 construction permit value to the land value for a total of $300,000.
The Board also found no equity reduction was warranted under s. 44(3)(b) of the Assessment Act.
