The Toronto Local Appeal Body dismissed the appeal, finding that the proposed lot frontages and areas were smaller than any in the immediate context and failed to respect and reinforce the existing physical character of the neighbourhood.
Consequently, the proposal did not meet the criteria for severance under the Planning Act, and the requested variances failed to maintain the general intent and purpose of the Official Plan and Zoning By-law.
