The applicant applied for minor variances to permit the construction of two semi-detached dwellings with additional dwelling units on four lots.

The Committee of Adjustment considered the evidence, including the City's lack of concerns and the applicant's explanation that the buildings were located closer to the rear lot line to accommodate a future expropriation for a transit project.
The Committee found that the variances met the four-part test under s. 45(1) of the Planning Act, as they were minor, desirable for the appropriate development of the land, and maintained the general intent and purpose of the Official Plan and Zoning By-law.
The applications were granted subject to the revised site plan and elevation drawings.
