INTRODUCTION AND CONTEXT
1This is an interim decision for a matter before the Toronto Local Appeal Body (the "Tribunal").
2The matter deals with the properties municipally known as 9 and 11 Riverdale Avenue (the "Properties"). The proposal calls for the construction of a semi-detached ancillary building with a partially cantilevered second storey, which will be placed on each property, and will contain a one car garage on the ground level and storage and loft space (no habitable space) on the second level. The proposal for 11 Riverdale Ave has both front and rear juliette balconies, while the proposal for 9 Riverdale Ave calls for a rear juliette balcony only.
3Each property has a different owner, and has a different set of minor variance relief that is being requested.
4On February 2, 2026, I released a Motion Decision adjourning the originally scheduled Hearing Date of February 18, 2026.
5The purpose of this interim decision is to fix the new Hearing Date, which is scheduled for: April 21, 2026.
6Typically, Tribunal Notice of Hearings are issued approximately three months in advance of the Hearing Date, with corresponding filing deadlines. In this matter, a previous Notice of Hearing was issued on November 14, 2025, for a February 18, 2026 Hearing Date, which has now been adjourned.
7The filing deadlines in the new Notice of Hearing will be abridged so that all the deadlines are contained within the condensed time period between the issuance of this Notice of Hearing and the new Hearing Date. Each deadline will be reduced proportionately based on the amount of time between the Notice of Hearing and the new Hearing Date.
8Tribunal staff will issue a fresh Notice of Hearing with respect to this new Hearing Date, which will provide links to the virtual hearing platform. The Notice of Hearing will include the new document filing deadlines.
