INTRODUCTION AND CONTEXT
1On February 4, 2025, the Toronto and East York Panel of the Committee of Adjustment (COA) refused twelve (12) Variances for the property located at 114 & 114R Baldwin St. and 75 Cecil St. (subject property). The variances would permit the construction of a four-storey townhouse complex containing three buildings (Blocks A, B and C), for a total of ten residential dwelling units.
2On February 18, 2025, David Sunday (Gowling WLG (Canada) LLP) (the Appellant), on behalf of the Applicant (Justin Garak, United Republic of Properties Ltd.) appealed the COA’s refusal to the Toronto Local Appeal Body (TLAB).
3A TLAB Hearing was scheduled, commencing December 9, 2025.
