INTRODUCTION AND CONTEXT
1This was a three-day hearing before the Toronto Local Appeal Body (the “Tribunal”), with written closing statements provided instead of oral closing statements.
2The Applicant, PNP Consulting Inc., appeals a denial by the North York panel of the Committee of Adjustment for 11 variances for a proposed development on the property located at 48 Teddington Park Avenue (the “Subject Property”). The appeal is being denied.
3The Subject Property is located on the north side of Teddington Park Avenue, which is an east-west road. The Subject Property is a through lot, with frontages on both Teddington Park Avenue and Glen Echo Road. The Subject Property is located south of York Mills Road and east of Yonge Street, within the Lawrence Park North area. The Subject Property is designated ‘Neighbourhoods’ in the Official Plan and is zoned RD (f15.0; d0.35)(x1427) under the City of Toronto Zoning By-law 569-2013 (the “Zoning By-law”).
