MEMORANDUM OF ORAL DECISION DELIVERED BY T.F. NG ON MARCH 05, 2026 AND ORDER OF THE TRIBUNAL
INTRODUCTION
1This is the first Case Management Conference (“CMC”) for the above-noted matter. Nachurs Alpine Solutions Inc. (“Appellant”) has filed appeals against Cachet Developments (NH) Inc.’s (“Applicant”) applications to the Township of Wilmot (“Township”) under ss. 17(24), 34(19), and 51(43) of the Planning Act (“Act”) with respect to the Applicant’s proposed development to construct 667 residential units of single detached dwellings, townhomes, and multiple residential buildings at Part Lot 19, Con S of Snyder’s Road, RP 58R21129 Parts 5-11, in the Township (“subject property”).
2The Affidavit of Service for Notice by Dawn Shuh, dated February 3, 2026, was filed late. Having received no objections for the late filing, and service on all required Parties having been made, the Tribunal abridged the time for said filing. The affidavit was marked as Exhibit A.
Discrepancy of appeal sections in Form M1 and Form A1
3The Tribunal noted that there was a discrepancy in the sections referred to in Form M1 and Form A1. Form M1 described the appeals as being under ss. 17(36), 34(19), and 51(39) of the Act, while Form A1 described the appeals as being under ss. 17(24), 34(19), and 51(43) of the Act.
4Counsel Jeanrie clarified that the appeals are currently as listed in Form A1. Counsels discussed and agreed that a motion by consent to amend the form(s) will bring about alignment and eradicate the confusion. The Tribunal directed a motion in writing to amend as aforesaid.
PARTY STATUS REQUEST
5The Party status request of Stremma Developments (Baden Southeast) Inc. and Stremma Developments (Baden Southwest) Inc. (collectively “Stremma”) were granted without objections. Non-Appellant Party status was granted with respect to the appeals and Stremma, the non-appellant added Parties shall, as required and as agreed, shelter under the issues of the Appellant.
DRAFT PROCEDURAL ORDER
6The Tribunal received a draft Procedural Order (“PO”). Counsel requested a 15-day hearing to be scheduled, with the Parties calling up to 14 witnesses in total, which may be reduced after scoping of the issues.
MEDIATION
7The Parties expressed that they will be open to considering mediation once the issues are scoped.
DISPOSITION
8The Tribunal will schedule a 15-day hearing. There is no further Notice, and the Member is not seized.
9The Tribunal directs that the PO, with the deadlines filled in, together with the Issues List, be forwarded to the Case Coordinator by Thursday, March 19, 2026.

10The 15-day Hearing is scheduled to proceed by video from Monday, January 11, 2027 at 10 a.m., continuing to Monday, February 01, 2027. The Tribunal is not sitting on Monday, January 25, 2027.

ORDER
16THE TRIBUNAL ORDERS that:
Non-Appellant Party status is granted to Stremma Developments (Baden Southeast) Inc. and to Stremma Developments (Baden Southwest) Inc. (“Stremma”);
Stremma shall shelter under the issues of Nachurs Alpine Solutions Inc.;
The 15-day hearing is scheduled as above.
The Motion in Writing is to be filed within two weeks of this Decision; and
The Procedural Order and Issues List be filed by Thursday, March 19, 2026.
