INTRODUCTION
1The matter before the Tribunal is an appeal of a refusal of two applications (together the “Applications”). First, the Applicant is seeking consent to sever a parcel of land known municipally as 58 Crestwood Road in the City (“Subject Property”) into two lots each having an area of approximately 516 square meters with identical frontages. Second, the Applicant is seeking two associated minor variances to reduce the frontage for each lot to 10.97 meters from the 15-meter standard stipulated in the City’s Zoning By-law No. 001-2021 (“ZBL”).
