2In the event that Mr. Bonollo does not perfect his appeal, including filing and serving a factum, on or before March 11, 2022, the landlord may bring an ex parte motion to quash the appeal
3The Landlord shall serve and file his responding materials no later than March 24, 2022.
4In the event that Mr. Bonollo is more than 1 day late in paying his monthly rent for any month prior to the return of this appeal, then the landlord may bring an ex parte motion to quash the appeal.
5There will be no order as to costs for today.
