The appellants appealed the property assessment of their residential property in Markham for the 2017 and 2018 taxation years.
MPAC assessed the property at $1,422,000 and $1,414,000 respectively, while the appellants argued for a value of $1,100,000 based on land value and equity.
The Assessment Review Board determined the current value to be $1,376,622 based on comparable sales.
The Board then applied an equity adjustment, finding that similar properties in the specific subdivision were assessed substantially below their current values (median Assessment to Sale Ratio of 0.82).
Applying this ratio, the Board reduced the assessment to $1,129,000 for both taxation years.
