The appellant appealed the property assessment of a vacant, unbuildable waterfront lot on Methodist Island for the 2020 and 2021 taxation years.
The Municipal Property Assessment Corporation (MPAC) had assessed the property at $17,900 for 2020 and $14,500 for 2021, while the appellant argued the value should be $10,000.
The Assessment Review Board found that MPAC's comparable sales data supported a current value of $14,500.
The Board also determined that no equitable reduction was required under section 44(3)(b) of the Assessment Act, as the assessment-to-sales ratio of similar properties in the vicinity was within acceptable parameters.
The assessment was reduced to $14,500 for 2020 and confirmed at $14,500 for 2021.
